After a phone or video conference, you are convinced that we are a perfect fit to sell your home, we schedule a time for an in-person visit.
Our goals:
1. Most importantly: we will discuss value, taking into consideration market conditions and features/benefits of the home.
2. Perform a complete-walk-through of the home, compiling a list of action items on two fronts: de-clutter/staging advice and repair items. This will define what "best foot forward" means for your property.
3. Develop a timeline based on action items; some go on the market that night, others in several weeks.
4. Photograph the home. Whether you use one of our vendors, a resource you have, or even DIY, the photos of the home serve as THE main point of marketing; they are supposed to drive traffic to the home. Regardless of who takes the photos, they need to be GREAT!
5. Completion of all Seller-related disclosures, performed online.
6. Let's list!
7. Schedule showings: with the power of accepting, rejecting or proposing a new time on your smartphone, YOU are the only one with the authority to grant access to your home. As an additional layer of precaution, you are more than welcome to only put the lockbox out when confirmed appointments are scheduled.
8. For each showing, you will have access to Agent/Buyer feedback, so you know what folks think about the home and it's price point.
9. Offer-negotiation-BINDING AGREEMENT!
10. Inspection, negotiate any issues, then...
11. CLOSING!!!!!! You collect your Seller proceeds at the Closing Table, laughing at how much money you saved and how easy the process was.
